RESERVATIONS
1.1 Apartment Liisa only accepts reservations from persons who are 18 years or older. Reservations by persons younger than that age are therefore not valid.
1.2 Apartment Liisa reserves the right to refuse deviating reservations, in particular groups, or to impose special conditions without giving reasons.
1.3 If Appartement Liisa processes your reservation, Appartement Liisa will send you a confirmation, as well as an invoice, within 7 days after making the reservation. You must check this for accuracy immediately upon receipt. Any inaccuracies must be immediately reported to Appartement Liisa.
1.4 If you are not in possession of a confirmation/invoice within 7 days after making the reservation, you must contact Appartement Liisa immediately, otherwise no claim can be made on the reservation.
1.5 An agreement is concluded between you and Apartment Liisa when Apartment Liisa has confirmed the reservation to you.
EXTRA COST
2.1 In addition to the rental price, you/the tenant also owe tourist tax.
2.2 The tourist tax contribution is determined by the municipality. You/the tenant always owe Apartment Liisa the tourist tax rate determined by the relevant municipality.
PAYMENTS
3.1 Within 7 days after making a reservation you must make a deposit of 20% of the total amount to be paid. For reservations made within 30 days before the start of your stay, the full amount must be paid in one go.
3.2 The remaining amount of the rental price must be received by Apartment Liisa no later than 30 days before the day of commencement of the stay in Apartment Liisa as stated in the confirmation of the reservation.
3.3 For reservations made within 30 days before the start of your stay, the total amount to be paid must be paid immediately upon reservation. In the absence of payment in accordance with the foregoing, Apartment Liisa may deny you use of the accommodation. If it later turns out that you had given a payment order, but the amount had not yet been credited to Apartment Liisa's bank account upon arrival, the excess payment will be refunded afterwards.
3.4 If the amounts invoiced to you are not paid on time, you will be in default immediately after the payment term has expired. If (timely) payment is not made, Apartment Liisa is entitled to terminate (cancel) the agreement. In any case, Apartment Liisa has the right to charge cancellation costs per accommodation, as described in the cancellation conditions.
ARRIVAL AND DEPARTURE
4.1 The rented accommodation can be occupied on the agreed day of arrival as stated on the confirmation of the reservation from 3:00 PM to 8:00 PM. On the agreed day of departure as stated on the confirmation of the reservation, the accommodation must be vacated by 10:00 am at the latest.
4.2 If the use of the accommodation is terminated earlier than on the agreed date stated on the confirmation of the reservation, the tenant is not entitled to a refund of (part of) the rental price and/or costs by Apartment Liisa. If you have taken out travel insurance and you meet the conditions set by the insurance company, you can submit a claim for damages due to early termination of your stay directly to the insurance company.
REGULATIONS
5.1 In accordance with local regulations, all guests are required to identify themselves upon check-in. If the guests cannot show proof of identification, Apartment Liisa may decide not to accommodate the guests.
5.2 Each accommodation may only be occupied by the maximum number of people stated for the relevant accommodation on the Apartment Liisa website. It is also strictly prohibited to receive visitors from outside.
5.3 To carry out necessary maintenance, you will allow work to be carried out on the accommodation or other facilities during your stay without any right to compensation.
5.4 The tenant must leave the accommodation broom clean (i.e. do not leave dirty dishes, place a garbage bag in the container).
5.5 In the event of violation of the rules included in these General Terms and Conditions, Apartment Liisa has the right to immediately remove you, the tenant and any other user, without refunding the rent or part thereof.
5.6 If the owner of Apartment Liisa seriously suspects that the tenant of an accommodation is acting contrary to the law and/or public order and/or good morals, the owner of Apartment Liisa is authorized to gain access to the accommodation.
5.7 The use of a BBQ is not permitted
PETS
6.1 Pets are not allowed in the accommodation.
USE OF ACCOMMODATION; INVENTORY
7.1 The tenant/user and those accompanying the tenant are jointly and severally liable for damage due to breakage and/or loss and/or damage to inventory and/or accommodation. Any damage must be immediately reported by the tenant to Apartment Liisa and immediately reimbursed on site, unless the tenant can demonstrate that the damage occurred is not due to the fault of himself, other users or one of the members of his company.
INTERNET USE
8.1 Depending on the accommodation, Apartment Liisa offers the tenant/user and those accompanying the tenant access to the internet via a WiFi network.
8.2 The tenant is responsible for the correct use of the internet as well as the necessary hardware and software, configuration, peripheral equipment and connections to support this and measures to secure the computer or operating system.
8.3 Apartment Liisa is not liable for damage resulting from the use of the internet or as a result of network disruptions.
8.4 The tenant/user and those accompanying the tenant must behave when using the internet as may be expected of a responsible and careful internet user, must respect the legal rules and refrain from behavior that causes inconvenience to other internet users. where damage is caused to Apartment Liisa in the broadest sense of the word. The tenant/user and those accompanying the tenant will refrain from visiting websites that are unlawful in nature or that are inconsistent with Appartement Liisa's reputation as a provider of accommodation.
8.5 In the event of discovery or suspicion of nuisance from third parties and/or (other) internet abuse by the tenant/user or those accompanying the tenant, Apartment Liisa has the right to block access to the internet without further notice or to block it completely or not. .
8.6 The tenant indemnifies Apartment Liisa against claims from third parties for compensation for damage that these third parties could (attempt to) recover from Apartment Liisa in any way, insofar as this claim is based on the use made by the tenant/user and the person who uses the to accompany the tenant, the Internet is made.
DEPOSIT
9.1 Apartment Liisa requires a deposit before the start of the stay. The deposit amounts to 250 EURO per accommodation and must be paid no later than 3 days prior to the start date of the rental period.
9.2 The deposit serves to guarantee damage and/or costs - in the broadest sense of the word - that Apartment Liisa may suffer in the event of failure to comply with the obligations of the tenant/user and those accompanying the tenant.
9.3 If the deposit is not paid immediately, Apartment Liisa is entitled to deny the tenant and/or other users access to and use of the accommodation.
9.4 If you fail to pay the deposit, Appartement Liisa is also entitled to terminate (cancel) the agreement with immediate effect.
9.5 The deposit or any remainder thereof will be refunded to the tenant and/or users after settlement of claims (damage to inventory/accommodation and/or other costs) from Apartment Liisa. Any (further) claims for compensation will not be nullified by this refund.
CANCELLATION FEES
10.1 Within 14 days of making the reservation, the reservation can be canceled free of charge and the deposit will be refunded. If the reservation was made 30 days or less before the start of your stay, this cancellation option does not apply. The full total amount is due within this period.
10.2 If a reservation is canceled 14 days after booking your stay, cancellation costs are due. These cancellation costs are the full total amount if canceled from the 14th day after reservation.
10.3 If you have not arrived within 24 hours of the agreed date without further notice, this will be considered a cancellation. In that case you owe the full total amount.
FORCE MAJEURE AND CHANGE
11.1 In the event that Appartement Liisa is temporarily unable to perform the agreement in whole or in part due to force majeure, Appartement Liisa may submit a change proposal within 14 days after becoming aware of the impossibility to fulfill the agreement ( for other accommodation/other period etc.). The suspension of the fulfillment of the obligations by Appartement Liisa is permitted if circumstances beyond the control of Appartement Liisa arise. Apartment Liisa will under no circumstances be obliged to compensate any damage or costs.
11.2 Force majeure on the part of Apartment Liisa exists if Apartment Liisa is prevented from performing the agreement in whole or in part, temporarily or otherwise, due to circumstances beyond the control of Apartment Liisa, including blockages, fire, floods and other disruptions or events.
TERMINATION
12.1 Appartement Liisa has the right to terminate the agreement with immediate effect at any time if personal data of you and/or other users is incomplete and/or incorrect when making a reservation. In such a case, no refund of the rental amount or part thereof will take place.
LIABILITY
13.1 Appartement Liisa accepts no liability for theft, loss or damage of or to property or persons, of any nature whatsoever, during or as a result of a stay at Appartement Liisa, unless there is intent or gross negligence on the part of Appartement Liisa.
13.2 Appartement Liisa is not liable for service disruptions or defects in services provided by third parties.
13.3 You/the tenant and each user are jointly and severally liable for all loss and/or damage to the rented accommodation and/or other property of Apartment Liisa arising during its use by you and/or other users, regardless of whether or not this is the result of actions or omissions by yourself and/or by third parties who are in Apartment Liisa with your permission.
13.5 In the event of improper use or improper abandonment of the accommodation, including but not limited to excessive contamination, additional costs will be charged, which you are then obliged to pay immediately.
COMPLAINTS
14.1 Despite the care and efforts of Appartement Liisa, you may be of the opinion that you have a justified complaint with regard to your holiday accommodation. You must first report this complaint on site and directly to the owner. If the complaint is not handled to your satisfaction, you have the right to submit the complaint to the competent court according to the law.
TRAVEL DOCUMENTS
15.1 You are responsible for having the valid travel documents required for your trip to Austria. Appartement Liisa accepts no liability for the consequences resulting from not having the correct travel documents.
